The Estimator is responsible for managing estimating activities throughout the preconstruction lifecycle, including proposal development, budgeting, scope analysis, and final subcontractor buyout. The role requires close coordination with internal teams and external partners to produce accurate, competitive pricing and support successful execution of projects. Description Prepare detailed and accurate project estimates across various stages of preconstruction, including conceptual, schematic, design development, and construction document levels. Provide change order estimates to be compared to subcontract costs for analysis. Support change order pricing and cost analysis during the construction phase. Provide detailed takeoffs and cost break downs for mechanical systems. Support the sales team in early-phase pricing, production modeling, and pre-sales design generation. Review RFPs, specifications, and scope of work documents to ensure thorough and complete estimates. Assist in constructability reviews, schedule development, and risk assessments for proposed work. Participate in preconstruction meetings and present cost estimates, value engineering options, and cost-saving opportunities. Create and maintain estimating templates, bid forms, and subcontractor RFP documents in alignment with company standards. Compare subcontractor proposals to internal estimates and budgets to identify variances and opportunities. Provide clear and concise documentation to support subcontractor buyout recommendations. Interface with subcontractors and suppliers to obtain pricing, clarify scope, and build lasting relationships. Support the subcontractor pre-qualification process and maintain the subcontractor database. Conduct takeoffs, solicit bids, and compile comprehensive pricing proposals for internal review and client presentations. Experience with subcontractor unions in the greater New York area. Profile A successful Estimator should have: Proficiency in construction estimating software and tools. Strong analytical skills with the ability to interpret blueprints and technical documents. Solid understanding of cost estimation principles and construction industry standards. Effective communication skills to collaborate with project teams and external stakeholders. Proven ability to manage multiple tasks and meet deadlines in a fast-paced environment. Attention to detail and a commitment to delivering accurate estimates.Bachelor's degree or equivalent preferred. 4 or more years of mechanical experience preferred. 10 or more years of construction/preconstruction experience. Demonstrated ability to manage multiple projects and priorities in a fast-paced, evolving environment while delivering high-quality results. Strong communication, interpersonal, and customer service skills, with the ability to collaborate effectively across departments and with subcontractors. Proficient in Microsoft Office Suite, estimating software, project management software, and MS Project. Excellent analytical, problem-solving, and organizational skills. Ability to read and interpret drawings, specifications, and contract documents. Detail-oriented with the ability to meet tight deadlines.
