We are looking for an Estimator.

PM/Estimator

Position Purpose: The PM/Estimator, Koetter Building Services (KBS) is responsible for estimating efforts in the KBS Maintenance Division. This includes putting estimates together from start to finish, as well as estimating strategy. This person is responsible for all aspects of estimating, including responding to requests for quotes, meeting with customers, estimating costs for projects, review & assess incoming projects, bid dates, as well as assigning pricing. This position will work collaborate with other members of the team as well as other divisions to increase the overall company performance. Measures of Success Metrics based on KBS results - Estimating projects - Managing Projects - Customer Satisfaction - Bid dates met - Quote Accuracy - Project goals achieved Key Responsibilities - Quantity take-off and organization. - Conceptual estimating, constructability analysis, and preconstruction support. - Put quotes together for individual projects, as well as team projects - Investigate, apply, & communicate pricing, trends, & technology with staff & customers If an initiative is lagging, work with teams to employ the required countermeasures to get back on track in the most expeditious fashion - Manage & upkeep of pricing in support of a historical and current cost database. - Track estimates & contracts for monthly reporting - Identify trends & continually review these with the estimating manager and operations leaders Customer Relations - Negotiate preferred positions with customers while also building strong, long-term, customer relationships - Develop and maintain positive relationships with key people in existing and potential customers, while understanding what is important to the health of the relationship - Present the company's bid packages and communicate back to internal groups the outcome of negotiations/proposals focusing on conveying the expectations set forth for each group, i.e., clear details, critical timeframes, and expectations - Engage with the customer in contract negotiations within the company's margin and contractual goals and policies - Consult with clients after sales or contract signings to provide ongoing project management support.

Project Estimating and Pricing - Qualify new business to assure resources are dedicated to targeted opportunities - Understand and anticipate the market's movements on raw materials and adjust pricing accordingly - Maintain and continue to refine the Company's project cost estimating process to promote accuracy and quickness - Include the trade divisions' costing input on complex projects as needed - Continue to search for areas to improve the project's margin without sacrificing on the team's safety, project quality, or timeliness - Price bids according to the company's goals, policies, and strategies Department Leadership - Support the maintenance of the department's scorecard including the measures of success listed above - Participate in constant communication with the estimating team to create clear direction on projects and our goals Provide periodic projections as required - Collaborate with KC Project Managers relating to matters such as current costs versus estimated costs, subcontractor quality, projected workload demands, etc. Subcontractor Development - Maintain a group of subcontractors that will supplement the company's existing divisional trades. - Maintain constructive relationships with the sub-contractors and suppliers - Actively seek new high-quality subcontractors - Talent and Employee Engagement - always Represent and promote Company Values - Act as an ambassador of Koetter Construction to assist in business development, recruiting, and favorable market perceptions. - Competencies & Skills - Organizational Ownership/Values Alignment - Results Orientation - Client Management - Influencing & Negotiating - Systematic Thinking Strategic Thinking - Job Knowledge/ Business Acumen o Construction & Construction Management (including job costing) o Communication & Problem Resolution o Relationship Building Education & Experience - Must have 5+ years of commercial construction project management/estimating experience - Prefer 3+ years of management experience - CAD experience is a plus Working Environment & Conditions - The employee is maybe occasionally required to stand, walk, sit, reach with hands and arms, climb or balance, and stoop, kneel, crouch
