D.R. Horton, Inc. is currently looking for a Land Acquisition Marketing Analyst. The right candidate will work alongside land acquisitions and land development to meet the land acquisition goals that support the division’s annual business plan established by the Division President.  Participate in due diligence, forecasting and benchmarking of potential and existing development projects.


 


Essential Duties and Responsibilities include the following. Other duties may be assigned.



  • Perform competitive demographic, product, trend, and data analysis to understand what other builders are doing so that the company remains competitive.

  • Complete all Competitive Market Analyses (CMA) and Land Acquisition Proformas for the Land Acquisition team.

  • Perform due diligence of prospective acquisitions and developments

  • Provide research and market knowledge for the acquisition and development for future projects

  • Prepare financial modeling to support and guide acquisition decisions

  • Prepare presentations and marketing materials on prospective acquisitions

  • Analyze and monitor the financial performance of properties including financial modeling, benchmarking to budget, and collaborating with management in executing business plans

  • Assist with providing conceptual plans for subdividing and parceling assets

  • Closely monitor changes in the market and create models to predict upcoming situations based on market trends

  • Provide expert advice regarding prospective projects based on economic conditions, market trends, and financial situations

  • Compile and analyze financial data to assess a property's financial viability. This includes determining potential return on investment and studying market trends

  • Administer and manage databases pertaining to potential and existing acquisitions

  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company

  • Ability to travel overnight

 

Qualifications

 

Education and/or Experience



  • Bachelor’s degree in Finance, Economics, Real Estate, Marketing or a related degree

  • Two to four years of related experience

  • Ability to perform a comparative market analysis (CMA)

  • Solid understanding of economic trends, including real estate prices, customer preferences and foreclosure rates

  • Excellent written and verbal communication skills, including the ability to summarize conclusions and confidently present well-supported arguments for or against a specific acquisition

  • Advanced Excel financial modeling experience

  • Solid Knowledge of real estate transactions

  • Familiarity with real estate software and tools for efficient data analysis and management

  • Ability to focus under pressure and comfortable meeting tight deadlines with a high degree of accuracy and attention to detail

  • Excellent critical reasoning, quantitative and analytical skills

  • Ability to multitask and prioritize deadlines

  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications

  • Proficiency with MS Office and email

  • Ability to sit for majority of 8-hour workday; use hands and fingers to handle or feel; reach with hands and arms; talk and hear.  Specific vision abilities required by this job include close vision and peripheral vision

  • The noise level is generally moderate


 


Preferred Qualifications



  • 1 to 3 years of real estate development experience preferred

  • Master’s degree is a plus
