Project Manager 

Real Estate Development - Kore

Location: Phoenix Metro, AZ (Mesa)

Reports To: Director of Development / Principal

Employment Type: Full-Time

We seek an experienced and proactive Project Manager to oversee the planning, coordination, and execution of real estate development projects from predevelopment through construction completion and stabilization. This role is critical in managing consultants, contractors, and city approvals, ensuring our projects are delivered on time, on budget, and aligned with our strategic goals.

 

Key Responsibilities:

 

Predevelopment & Entitlements:

  • Manage and coordinate design consultants, architects, engineers, and legal teams
  • Oversee zoning, permitting, and entitlements with municipal authorities
  • Track and manage predevelopment budgets and timelines
  • Support in the preparation of investor or lender packages

Design & Planning:

  • Lead design meetings and coordinate revisions to plans and documents
  • Ensure alignment between design, construction feasibility, and pro forma targets
  • Collaborate with internal and external stakeholders to maintain project vision and goals

Construction Oversight:

  • Work closely with the General Contractor and Site Superintendent to monitor construction progress
  • Manage RFI and submittal processes with GC and design teams
  • Attend weekly OAC (Owner/Architect/Contractor) meetings
  • Track schedule milestones, budget exposure, and change orders
  • Ensure vendor contracts are followed and lead in any resolutions

Financial & Reporting:

  • Maintain project budgets and track development cost reports
  • Review and approve monthly GC draws and consultant invoices
  • Provide regular internal updates on project performance, risks, and timelines
  • Assist in closing construction financing and managing lender requisitions

Closeout & Turnover:

  • Coordinate final inspections, punch lists, and certificate of occupancy
  • Ensure proper handoff to property management for lease-up and operations
  • Oversee project closeout, warranty documentation, and lessons-learned reports
