JOB TITLE:  Project Manager - Remodeling

REPORTS TO:  VP of Renovations

SUPERVISES:  NA

JOB PURPOSE:  To consistently facilitate the best possible project outcomes and client experiences through diligence, forecasting and communication.

SUMMARY:

This is an end-to-end all inclusive Project Management position that will require you to tap into all of your skills to be successful.  Your main focus is the planning and execution of the clients contracted project scope-of-work. Our standards are simple; the work shall be the best possible quality, delivered on time and within allocated budget amounts.  This position is roughly a 70/30% average split between the field and office responsibilities.

QUALIFICATIONS & SKILLS:

  1. Act as a technical advisor that will assist the sales/design team members to review, conceptualize and advise clients at various phases. Specifically helping to insure the scope-of-work is possible, economical and safe.  By using your construction expertise, we will be able to properly set the clients expectations.
  2. Establish a relationship of kindness and empathy with our clients to better guide them through the emotional up’s and down’s common with renovation projects.
  3. Set up, manage and modify as needed the entire project schedule from start to finish. Paying special attention to two-week snapshots; project scheduling is done in BuilderTrend.
  4. Keep communication feedback loops tight between clients, trade-partners, vendors and dept. leadership.  Frequent communication should be relevant and accurate.
  5. Develop your own daily tactical plan to effectively execute strategic company and dept. directives.  Some key drivers: Attention to detail, effective time management, follow through.
  6. Personal demeanor that presents a professional, non-threatening and organized presence.
  7. Ability to communicate and persuade your point of view in difficult situations. Example; municipal inspectors, explaining scope’s of work, change-orders.
  8. Involvement in permitting, trade-partner selection, architectural plans review, budget review, estimating and purchase order issuance.
  9. Ability to manage multiple projects at once in different locations and of varying size.
  10. Identify, discuss, price and complete change-order documentation as soon as it becomes evident it will be needed; change-orders must be client-approved prior to the work being done.
  11. Live the ideal of “Fix the problem, not the blame” while holding others accountable for their actions/in-actions.
  12. Vigilance of site safety and cleanliness that affects our clients, ICON staff, trade-partners and surrounding residents.
  13. Ability to remain highly productive with minimal daily supervision.
  14. Work with clients’ concerns regarding COVID protocols, noise and dust expectations.  Mitigate concerns to ICON standards and limitations.
  15. Candidate needs to understand the difference between pro-active and reactive management and the positive and negative implications of each.
  16. Humility; no one expects you to have the best answer or solution in every situation.  We do expect integrity and to get others involved to find the best solution. Know your limitations.
  17. Ability to break through “Perception is reality” boundaries.  Often we need to successfully interact with individuals that have an incorrect understanding of a process or the true costs associated with it.
  18. Candidate needs to be able to work well individually on assigned tasks or as a part of a team work-group where the participants are all working towards a common goal.
  19. Ability to receive as well as give constructive feedback and suggestions.
  20. If the candidate comes from a strictly new home construction background they need to understand that while many aspects that contribute to overall success are similar there are key areas that differ.

EDUCATIONAL AND EXPERIENCE REQUIREMENTS:

Although we encourage any candidates to apply who have industry-related management, trade or vendor experience we have identified the following attributes as some of the most desirable:

  1. Two [2] years minimum full-time experience managing residential new construction in the role of Project Manager, Construction Manager or Superintendent. OR
  2. Two [2] years minimum full-time experience managing residential renovation, remodeling or restoration in the role of Project Manager, Construction Manager, Superintendent or Assistant.
  3. Valid Illinois state issued driver’s license.
  4. High school diploma or GED equivalent.
  5. Ability to use standard Microsoft office programs, outlook email and BuilderTrend on a daily basis.
  6. Any ability in Chief Architecture is a plus.
  7. Any level of college coursework or honorable military service, active duty or reserve in any branch of service is a plus.
  8. Ability to read/understand, review and redline blueprints.
  9. Basic construction math abilities to calculate square footage, lineal footage and volume. Basic abilities in fractional, percentage, ratio and decimal calculations.
  10. OSHA 10 and 30 hour Construction Safety Certification in the past 10 years is not required but a plus.

PHYSICAL REQUIREMENTS:

  1. This is an office and field position requiring driving to project sites regularly throughout the Chicago Suburban area. Candidate must be able to safely operate a motor vehicle year-round in all conditions.
  2. Ability to regularly bend, stoop, reach, lift, move and carry supplies and materials weighing approximately 40 pounds or less.
  3. Finger dexterity is required to operate a computer keyboard and telephone equipment.
  4. Office work requires sitting at a computer monitor for extended periods of time, completing paperwork, operating office equipment and receiving/return phone messages.
