About the Position

The company is seeking a high-caliber Construction Superintendent to serve as the field leader for large-scale multi-family affordable housing projects. This role is ideal for a superintendent who thrives in a fast-paced environment, excels at managing complex logistics, and takes pride in driving schedules, quality, and safety performance.

As the on-site leader, you will be responsible for directing all daily construction activities, coordinating subcontractors and suppliers, maintaining production schedules, and ensuring projects are delivered safely, efficiently, and in compliance with all quality and code requirements.

Key Responsibilities

  • Lead all day-to-day field operations, directing subcontractors, suppliers, and field personnel.
  • Drive project schedules by planning 3–6 weeks ahead, identifying potential constraints, and coordinating critical material deliveries.
  • Maintain accountability for production milestones and trade partner performance.
  • Conduct daily quality control inspections with a focus on:
    • Waterproofing systems
    • Framing quality
    • Mechanical, Electrical, and Plumbing (MEP) rough-ins
    • Fire-life-safety requirements
  • Coordinate inspections with city agencies, third-party consultants, green building raters, and affordable housing stakeholders.
  • Foster and maintain a zero-compromise safety culture across the project site.
  • Ensure OSHA compliance and conduct regular toolbox safety meetings.
  • Partner closely with Project Managers and office leadership to maintain project momentum and resolve field challenges proactively.
  • Utilize construction technology platforms for daily reporting, RFIs, documentation, and progress tracking.

Requirements

Required Qualifications

  • Minimum 5 years of experience as a Lead Superintendent or Assistant Superintendent on high-density, vertical multi-family construction projects.
  • Experience with Type III and Type V wood-frame construction, podium structures, and/or slab-on-grade developments.
  • Proven success managing complex project logistics, including tight-site operations, crane activities, and overlapping trade coordination.
  • Strong ability to read and interpret:
    • Architectural drawings
    • Structural plans
    • MEP schematics
    • Civil and grading plans
  • Demonstrated leadership skills with the ability to hold subcontractors accountable while maintaining productive working relationships.
  • Strong communication and coordination skills with both field and office teams.
  • Proficiency with construction management technology such as Procore, PlanGrid, or similar platforms.

Preferred Qualifications

  • Affordable housing project experience.
  • Experience coordinating with municipal agencies and third-party inspection entities.
  • OSHA certifications and advanced safety training.
