Job Description Summary

As a BTR Marketing Intelligence and Strategy Manager working for Taylor Morrisons exciting Build-To-Rent segment, you will help lead strategic initiatives related to multi-family housing consumer demographics, product preferences, competitor offerings and overall rental housing trends. General areas of emphasis include market research data mining and written support for proposed project acquisitions, reviews of third-party property studies and opinions of value, consumer survey designs and evaluation of feedback. This role will gain an understanding of all markets where Taylor Morrison operates its for-rent business and be a companywide resource for all rent-related consumer intelligence. Actionable insights will be presented to Taylor Morrison stakeholders as a consumer voice.

We trust that as a BTR Marketing Intelligence & Strategy Manager you will: (responsibilities)

  • Be able to understand, interpret and report on multi-family real estate and economic data
  • Understand rental market trends and analysis particular to our project sites
  • Analyze submarket trends and competition understanding the competitive framework and the implications of rent pricing, lease-up pace, apartment features, product type, and buyer demographics
  • Utilize third-party research platforms including Costar, Real Page and others to generate relevant supporting data for project underwriting assumptions
  • Assist in all phases of primary qualitative research (renter surveys, focus group moderation, etc.)
  • Develop and provide periodic reporting on key rent consumer business metrics
  • Provide ad hoc research and analysis as requested
  • Communicate effectively with outside parties how have a vested interest in our rental projects (equity partners, lenders, market research firms, brand partner)
  • Participate in project presentations to Taylor Morrisons asset committee as an authority regarding competition and support for related project assumptions

About you:

  • Bachelors degree in Marketing, Business, Statistics, Property Management or other related field or equal marketing experience
  • Multi-family rental housing experience strongly preferred
  • 3+ years of experience working in an analytical/reporting capacity and having implemented successful programs, 5+ years preferred
  • Demonstrated skills, knowledge and experience in the design and execution of primary consumer research and general real estate market research
  • Knowledge of and proficient user of data mining applications
  • Strong creative, strategic, analytical, organizational and personal sales skills
  • Strong Excel and PowerPoint skills
  • Knowledge of multiple geographic Sunbelt markets a plus
  • Superior oral and written communications skills

FLSA Status: Exempt

Will have responsibilities such as:

  • Office or non-manual work, which is directly related to management or general business operations

Physical Demands:

  • Must be able to able to remain in a stationary position up to 50% of the time
  • The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
