JMF Development LLC is a real estate development and property management company established in 1994 and headquartered in Downtown Los Angeles. JMF’s activities include management of our current portfolio, which includes, office and apartment buildings, high-end residential home rentals in Malibu, CA and Hancock Park (Los Angeles), CA. We are currently developing a ground-up, mixed-use high-rise comprised of a hotel and residential living. JMF Development is also affiliated with Citrus, LLC, a hospitality group that develops and manages high-end restaurants and bars that include Perch LA (www.perchla.com) and Mrs. Fish (www.mrsfish.com).
Seeking
JMF Development is looking for a dynamic, talented, and experienced Building Engineer to be part of our Real Estate team. The primary focus of this position is managing all repairs and maintenance, construction projects including tenant improvements, capital projects and preventative maintenance of our Real Estate Portfolio as well as other duties across the portfolio. This position will oversee all aspects of property maintenance and repair, including routine maintenance and property specific capital expenditures.
Essential Duties and Responsibilities include:
- Work under the supervision of the Director of Asset Management to closely monitor progress and results towards the achievement of the strategic plans for the commercial portfolio.
- Responsible for the day-to-day operations of the 200,000+ sq ft commercial portfolio including one building in DTLA, one near La Fayette/Wilshire and 3 residential homes in Malibu. Includes the general administration and maintenance of the properties, responding to tenant work orders and executing and overseeing capital and tenant improvement projects.
- Conducts formal site inspections (weekly, monthly as required) of each Property to determine the need for repairs.
- Establish and follow a program of preventive maintenance on each property.
- Generate innovative repair solutions and research proper construction means and methods.
- Oversee and establish work schedules for the maintenance staff and delegate work among real estate portfolio to ensure all tenant and resident work orders and maintenance requests are completed.
- Ensures required municipal reports are filed correctly and on-time.
- Monitors the progress and expenditures in the completion of tenant and capital improvements, in compliance with leases, and work letter agreements to ensure owner and tenant acceptance, timely completion, occupancy and rent commencement.
- Oversees 3rd Party vendors for the entire commercial portfolio and review and understand all vendor contracts and enforce all requirements of the contract including ensuring the proper insurance is valid and that all jobs are completed on time and within budget parameters.
- Aids in the negotiation of service contracts with outside vendors to achieve the highest levels of performance at the lowest cost in compliance with JMF’s values, standards and guidelines for business conduct.
- Coordinate receipt of multiple bids for major and minor construction projects, negotiate cost and review scope of work.
- Manage contracts and budgets for construction and building projects.
- Monitor construction projects from start to finish including site visits to ensure proper completion while keeping in budget.
- Supervise and coordinate build-outs with tenants, leasing managers, architects, engineers, property managers, other professionals.
- Schedule and manage contractors and subcontractors.
- Ensure competitive bidding process for vendor required services.
- Maintains and ensures safety and emergency protocols are in place and updated. Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Detail-oriented; exceptional organizational skills in handling/filing of data, both hard copy and electronic.
- Proficient in MS Office Suite
Salary: $80-120k
Requirements
Qualifications:
- Minimum of 5 years’ experience in construction
- Working knowledge of general construction, plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, and carpentry
- Demonstrate initiative, professionalism, and integrity.
- Works well independently as well as in a team.
- Can handle a high paced, high demand working environment.
- Strong problem-solving skills
- Ability to multi-task successfully and execute tasks from start to finish.
- Valid Driver’s License and reliable, consistent form of daily transportation to and from work and properties under management
- Physical demands include, but are not limited to lifting, carrying, climbing, stepping, kneeling, working outdoors, overtime and weekend on call rotation.
- Availability to work weekend and holidays (as needed)
