SummaryThe Project Executive manages projects concerned with construction of buildings or other construction projects by performing the following duties personally or through subordinate supervisors.

Essential Duties and Overall Responsibilities include, but are not limited to the following, as other duties may be assigned:

Oversight of Assigned Projects

  • Prepare project risk assessments and develop plans with PM and Supers to mitigate risk
  • Review safety program – complete safety checklist at every visit, help develop project Safety Hazard Analyses (SHAs) and plans as needed
  • Travel as required, but no less than monthly
  • Prepare site visit reports and monthly update reports for each project assigned to be submitted to VP of Operations. Meet deadline within 3 days of site visit and monthly reports prepared 2 weeks prior to monthly project report.
  • Review monthly report package for completeness, accuracy, and timelines
  • Review weekly updates from project team for completeness, accuracy, and timeliness
  • Review daily progress and safety reports for completeness and accuracy periodically
  • Review all logs for completeness and accuracy
  • Review three week schedules and update overall schedule on a monthly basis (minimum)
  • Insure schedule is being met for design, procurement, construction and close-out
  • Review subcontracts – no changes to boiler plate
  • Assist in all subcontractor issues as required – should be able to solve 98% of all issues
  • Insure timely decisions are being met at project level
  • Aid in Development of Specific Quality Control Procedures
  • Review all Quality Control
  • Aid development of punchlist
  • Insure timely completion of punchlist and close-out
  • Warranty walkthrus: insure they are scheduled, and depending on client and complexity attend the walkthru
  • Achieve net profitability goals assigned to project as a team
  • Make solid business decisions on purchases for all projects
  • Approve invoices and pays
  • Track submittals of pay apps and associated receivables
  • Assist in hiring for project needs

Oversight of Project Managers

  • Meet with PMs to review schedule, changes, submittals, purchasing and close-out on regular intervals
  • Address any non-performing subcontractor issues
  • Aid in development of project schedules and logistics with PM and Super – review for appropriate detail, logic, updates, etc.
  • Review cost projections with PMs and then with President.
  • Mentor PMs on assigned projects

Owner Relationships

  • Know in detail all responsibilities of the contract, triggers, remedies, etc. for assigned projects
  • Attend owner meetings on a monthly basis (minimum)
  • Review owner meeting minutes
  • Review owner change orders prior to submittal, including pricing, schedule impacts, etc.
  • Aid in negotiation of owner issues and changes as needed
  • Interact with the owner to confirm satisfaction with the Catamount team
  • Maintain contact with clients for new work and up and coming opportunities

Pre-Con and Design Build

  • Be fully involved in the design build process to maintain schedule, develop logistics, create enhanced earnings potential, control the design team, etc.
  • Aid in preparation of proposals
  • Perform all operational requirements required during the Pre-Con process for assigned projects
  • Review final proposals for accuracy, professionalism and completeness

Other

  • Participate in review process of employees working under the Project Executive
  • Strong negotiation skills with ability to resolve 98% of all project issues
  • Assume full responsibility for performance of project
  • Provide immediate direction to all project issues
  • Effectively manage and respond to all project and staff issues
  • Participate in staff training
  • Demonstrate humility and a willingness to learn
  • Ability to analyze manpower and personnel assignments
  • Effectively motivate project teams


Qualifications/Computer Skills:
Computer literacy is required.To perform this job successfully, an individual should have knowledge of word processing software, delivery software, and basic Excel spreadsheet software.

Education and/or Experience:
Bachelor's degree (B. A.) from accredited four-year university or college in a related field; 7-10 years executive construction management experience in commercial general construction and light industrial projects is required.
