Position Overview:

The Superintendent is responsible for planning, overseeing and supervising a wide range of wood framed residential projects from start to finish. The Superintendent will organize and oversee project planning, scheduling, trade partner on site management, safety compliance, and timely and profitable delivery of the assigned project. 

Essential Duties and Responsibilities: (Must be able to perform the essential functions of this position with or without reasonable accommodation.)

  • Collaborate with architects, engineers, suppliers and subcontractors to ensure that the standards and specifications for the project are adhered to.
  • Manage permits and licenses from the appropriate authorities.
  • Collaborate with governmental officials to ensure the timely and accurate sequencing, scheduling and execution of required inspections.
  • Work as the project operations leader with the corporate team to include, principles, senior executives, developers, preconstruction, accounting and staff support personnel.
  • Manage all sourced trade partners and suppliers (manpower, equipment, materials) for the project with attention to schedule, budgetary and safety limitations. 
  • Plan and coordinate all construction operations, logistics and schedule functions to ensure deadlines and project delivery dates are achieved.
  • Accurately evaluate project progress, by use of both financial and schedule matrices, and prepare and deliver to senior corporate staff, project ownership groups and local governing municipalities. Reporting is a daily, weekly and monthly function throughout the life cycle of the project.
  • Ensure adherence to all OSHA and company health and safety standards.
  • Prepare daily, weekly and monthly reports which accurately reflect weather conditions, manpower levels, and site security and safety.
  • Ensure that the construction site and all of it facilities are maintained at the highest of levels of cleanliness, security and safety.
  • Take Ownership of the Project.

Qualifications:

  • 2-year Associates Degree in Construction Technologies or equivalent is preferred.
  • Well versed in on site project management methodologies and procedures.
  • Proven background in residential wood frame on site construction project management.

SUPERINTENDENT II Required Skills 

  • At least 5 years of wood frame on site construction project management experience.
  • Experience in managing projects with total value of up to $10,000,000.00.
  • “Hands On” experience with component trade skills-talk the language and know the culture.
  • Working knowledge of Microsoft Excel.
  • Strong knowledge of project scheduling software programs such as Micro Soft Project or PS-6.
  • Experience with project management platforms such as ProCore.
  • Experience with process management and improvement.

SUPERINTENDENT III Required Skills

  • At least 9 years of wood frame on site construction project management experience.
  • Experience in managing projects with total value of up to $20,000,000.00.
  • “Hands On” experience with component trade skills-talk the language and know the culture.
  • Working knowledge of Microsoft Excel.
  • Strong knowledge of project scheduling software programs such as Micro Soft Project or PS-6.
  • Experience with project management platforms such as ProCore.
  • Experience with process management and improvement.

  • Excellent verbal and written communication skills.
  • Coordinate a team of professionals of various disciplines to achieve best results.
  • Professionally and positively interact with subordinates, peers, and  superiors to achieve maximum financial and schedule goals of the project.
  • “Can Do” Attitude.
  •  Function at an extremely high level with minimal supervision.  

Supervisory responsibilities of the position:

  • Supervise subordinate construction field staff.
  • Provide guidance to and with project management staff.
  • Provide guidance to and with project trade partners.

Financial responsibilities of the position:

  • Monitors, guides and has full control and responsibility of all project field operations costs.
  • Reports the fiscal status of the project on a daily, weekly and monthly bases to project management staff.

Equipment needed to effectively perform duties:

  • IPAD and/or laptop computer.
  • Strong knowledge of Microsoft Office Suite products.
  • Strong knowledge of ProCore project management platform.

Physical Working Conditions:

  • Construction operations site with moderate exhortation.
