JOB SUMMARY


Baseline requirement:  Candidates will demonstrate strong self-motivation, excellent technical & communication skills using G-Suite tools; i.e.  Knowledge of Google Drive, Google Sheets, Google Docs, Google Chat, Google Gmail, and demonstrated comfort in video conferencing via Google Hangouts / Google Meet technology.

 

Specific Job Requirement (absolute):  Ideal candidate has a thorough understanding of MEP building systems and commissioning processes. This Mechanical & Controls Commissioning Support Manager role will provide support to clients various mechanical / industrial HVAC product and project commissioning initiatives, all relating to their hyperscale data center mechanical / HVAC infrastructure.

 

IMPORTANT NOTE: This is not a role where the candidate will be performing commissioning themselves, but rather providing client support as an Owners Representative to site staff and third-party Cx agents to ensure compliance to the clients systematic commissioning processes and related reporting.

 

Also, the ideal candidate has prior experience in verifying that the projects/products designed, installed and tested mechanical & controls equipment satisfies the environmental performance criteria specified and meets the clients operational needs through all operational seasons.


Supports project team by delivering building commissioning-related services from an owners rep perspective to ensure the application of standard techniques for clients data center construction.

 

DAILY RESPONSIBILITIES may include:

  • Review and create/update client's commissioning documentation based upon new global plan of record mechanical designs for clients data centers, new product introductions, and retrofits as required.
  • Update Cx documentation as required from feedback resulting from all client's Mechanical Cx Quality Initiatives.
  • Reviews construction related design documents, drawings and specifications for approval.
  • Plans, chairs and documents all project commissioning meetings.
  • Verifies design documents, equipment submittals and measured performance are consistent with the specifications and client's operation requirements.
  • Performs onsite observations relating to installation of mechanical building systems; prepares associated documentation for approval.

CLIENT INITIATIVES may include:

 

  • Conduct monthly audits at high volume suppliers to check for factory acceptance testing compliance.
  • Attend "first of a kind" factory witness testing as required.
  • Pre-order review with various different mechanical equipment manufacturers, and adapt existing Cx documentation accordingly.
  • Conduct Cx documentation audits of project sites to ensure compliance to the latest versions of client's internal Cx library. 
  • Field inquiries about the use of commissioning documentation as well as any processes related to commissioning documentation. 
  • Screen and analyze Level 4 mechanical commissioning / mechanical functional testing issues discovered that could have been found earlier.

 

CLIENT-REQUIRED DELIVERABLES may include:

 

  • Creation of a large number/volume of commissioning documents based upon client's data center plan of record designs as well as additional commissioning documents for future designs.
  • Update Cx documentation as required from feedback resulting from all client's mechanical Cx quality initiatives.
  • Produce monthly audit reports for high volume suppliers to check for factory acceptance testing compliance.
  • Attend "first of a kind" factory witness testing as required and provide reports for every visit.
  • Deliver multiple sets of mechanical equipment manufacturer specific canonical document sets of Cx documentation that align with client's data centers plans of record.


DAILY SUPERVISORY RESPONSIBILITIES:

No formal supervisory responsibilities of other employees in this position, BUT does coordinate and monitor completion of tasks with co-workers as assigned by the Client to others.  Under clients authorization, you may be asked to lead project teams and/or plan, and supervise assignments contractors.


Requirements


QUALIFICATIONS 

 

Required:  3-5 years of experience of direct involvement in construction-related mechanical equipment commissioning. Such experience may include factory testing, MEP equipment commissioning,or other mechanical equipment commissioning all relating to mechanical infrastructure within commercial or industrial buildings. Candidates with direct data center construction commissioning experience are highly preferred.

 

Other skills and experience should include:

  • MEP equipment start-up, 
  • Writing & editing commissioning test scripts.
  • Construction-related Quality Control / Quality Assurance,
  • Data Center facilities infrastructure operations management.

 

EDUCATION and EXPERIENCE  

  • Minimum:  Associates Degree in some Engineering field is desired, but not required, or a construction trade school / HVAC mechanical training certificate related to large chiller plant-based commercial/industrial mechanical works. 
  • Preferred:  Bachelors Degree (completed & received)


CERTIFICATES and/or LICENSES  
BCA CCP, CEM, and LEED accreditation, or a P.E. in M/E and OSHA 10 safety certifications all beneficial but not required.


COMMUNICATION SKILLS (very important):  
Candidates will demonstrate strong self-motivation, excellent technical & communication skills using G-Suite tools; i.e.  Google Sheets, Google Docs, Google Chat, Google Gmail, and demonstrated comfort in video conferencing via Google Hangouts / Google Meet technology.   Using client tool, the ideal candidate has the ability to comprehend, analyze, and interpret complex business documents. Ideal candidate also has experience with:


  • Ability to write reports, manuals, speeches and articles using distinctive style.
  • Ability to make effective and persuasive presentations on complex topics to employees, clients and/or public groups.
  • Ability to motivate and negotiate effectively with key employees and client groups to take desired action.


REASONING ABILITIES:  

  •  Ability to comprehend, analyze, and interpret documents.
  • Ability to solve problems involving several options in situations.
  • Intermediate analytical and quantitative skills.
