*D.R. Horton, Inc.*is currently looking for an _*Multifamily-Operations Analyst*_in the Accounting Department. The Operations Analyst will apply accounting and finance knowledge to prepare and improve financial reporting with a goal to increase operational efficiency. Provides support to the Multifamily Controller to assist with the financial and operational oversight of multifamily real estate assets involving financial and data analysis, leasing activities, capital projects, valuation, property-level and portfolio reporting, interaction with the property management team, and transfer of ownership.

*Essential Duties and Responsibilities*include the following. Other duties may be assigned.

* Identify project requirements by analyzing operations and determining project scope
* Develop and implement problem solutions and maintain system integrity and security by studying system capabilities, identifying issues, analyzing solutions, and resolving issues
* Work with managers and employees to implement changes and/or follow new processes
* Research state and federal regulatory and municipal requirements to ensure leasing compliance regarding new projects
* Work with compliance department to maintain leasing regulatory standards
* Responsible for monitoring of licensing and leasing compliance items, resolve compliance issues
* Prepare and analyze weekly community leasing reports in order to forecast future community performance
* Audit community leases to ensure accuracy and compliance
* Enter, maintain and analyze annual operating expense estimates, monitor audit windows and audit requirements contained in the lease documents
* Coordinate setup, transition and ongoing leasing compliance with new management companies and other third-party consultants as needed
* Use statistical tools to interpret data sets, providing attention to trends and patterns that would be valuable for diagnostic and predictive analytics efforts within the multifamily portfolio
* Review financial statements and identify issues and resolve
* Manage reporting workflows to ensure efficiency and timelines
* Review and coordinate transition of properties in and out of portfolio
* Provide secondary support to the Portfolio Management and Dispositions departments
* Prepare, coordinate and ensure timely completion of property-level and portfolio reporting such as annual business plans, quarterly fund reports, monthly status reports, investor specific reports, and other reports as required
* Conduct financial analysis/accounting as appropriate, rent rolls, and budgets in accordance with required accounting principles (GAAP, Tax, Cash, etc.)
* Contribute to the improvement of existing processes and promote the adoption of best practices as related to the above duties and responsibilities
* Gather and document reporting requirements for Asset and Portfolio level standard and ad-hoc reports
* Maintain a high level of knowledge on market fundamentals such as rental rates, occupancy, supply/demand, capital market trends, and transaction activity for assigned geographic areas
* Prepare system documentation
* Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company



*Education and/or Experience*

* Bachelors degree in Accounting, Finance or related field
* Three years of related experience and/or training
* Ability to analyze data sets
* Solid understanding of financial analysis concepts
* Ability to multitask, prioritize, and manage time efficiently to balance competing deadlines
* Ability to work with all levels of management and personnel on critical projects
* Strong analytical and problem-solving skills
* Strong communication skills, verbal and written
* Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
* Proficiency with MS Office and email

*Preferred Qualifications*

* Two years of accounting/finance experience within the real estate industry a plus
* Advanced skills with Microsoft excel preferred
* Experience using property management statistical and database software a plus
* Property Management experience a plus
