POSITION SUMMARY The Project Manager will work under general supervision of the Executive Management Team through whom work assignments are made in terms of objectives to be accomplished and his delegated responsibilities and authorities.

The Project Manager will be expected to work independently, resolving most of the conflicts which arise; coordinating the work with others in the Brad Cole Construction Team as necessary. They will be expected to keep team members advised of progress, production, and schedules. The Project Manager provides recommendations, solutions, and actions necessary to resolve problems or other potentially controversial matters.

A significant role is played by the Project Manager in ensuring timely and efficient communications within his Project Team; accurate and timely reporting and communications with the Corporate staff; and maintenance of cordial and timely communications to meet the client.

Employee’s Duties will include but not be limited to:

RESPONSIBILITIES & GENERAL JOB DUTIES
• Ensure compliance with the Brad Cole Construction Safety Plan. Failure to adhere to Brad Cole Construction Safety Policies and Procedures will result in less than Satisfactory Performance.
• Monitor project site activities and take appropriate measures whenever safety violations or other issues are identified.
• Perform STEP Safety Observations
• Foster & maintain a SAFETY-FIRST culture within all team members
• Overall responsible for Health, Safety and Environmental on assigned project.
• Overall responsible for Quality Control on assigned project.
• Overall responsible to ensure a Work Plan is developed to ensure project is completed safe, within budget and on schedule.
• Serves as the main point of contact for the contract/project for Brad Cole Construction.
• Ensure execution of the scope of the Brad Cole Construction contract.
• Overall responsible to ensure Project Schedule baseline is completed per contract requirements and ensure schedules are updated monthly.
• Coordinate with PreConstruction to finalize project budgets.
• Monitor production goals to ensure schedules and budgets are met.
• Assist PreConstruction in preparing contracts for subcontractors and post contract award assume responsibility for subcontracting and Purchase Orders.
• Ensure subcontractor execution of the contract as is Brad Cole Construction is executing the work.
• Approve subcontractor invoices.
• Responsible to ensure Project Monthly billing is accurate and submitted timely per contract requirements.
• Ensure daily reports are being completed in B2W and per contract requirements.
• Monitor contract performance to ensure scope, schedule, budget, and customer expectations are maintained or exceeded.
• Responsible to manage cash flow projections and to ensure client payments are made per contract requirements.
• Coordinate project start-up and close-out activities.
• Attend project meetings as required
• If not assigned to specific site, make periodic site visits to assure the scope, schedule and quality of the project are achieved.
• Coordinate equipment utilization.
• Takes the lead in developing notices, , cost proposals, and schedule impacts for all modifications to the contract and ensure that notices and change request are submitted per contract requirements

COMMUNICATIONS AND COORDINATION
• Complete timely and accurate reports on projects in accordance with corporate policies.
• Ensure effective communications within the Brad Cole Construction Team, clients, engineers, etc.
• Facilitate resolution of any problems and conflicts both within the Brad Cole Construction Team and with customers.
• Communicate with customer on project’s progress to ensure all customer goals are met.

ADDITIONAL DUTIES
• Additional duties and assignments, as deemed necessary by Brad Cole Executive Management.
• Work closely with Business Development Director to perform the following: a. Manage, maintain and retain current clients. b. Identify potential clients or business opportunities. c. Find potential projects.
• Work closely with PreConstruction Department to perform the following: a. Assist in making go/no-go decisions to purse projects. b. Develop estimates and pricing for potential projects. c. Buyout/selection of subcontractors and vendors.

WORKING ENVIRONMENT AND CONDITIONS
• This position requires working in the internal and external environment.
• The duties of this position are typically performed in a field office setting with normal ranges of temperature and a moderate to high level of office background noise. The majority of duties are performed while sitting at a desk.
• Communication typically occurs through face-to-face interaction, as well as via e-mail, telephone and written correspondence. This job also requires the ability to use other office equipment such as copier, fax machine, etc.
• If assigned to home office, occasionally travel to meetings throughout the office and at other company office sites and client locations.
• Constantly work in a team environment, effectively and efficiently achieving goals, improving processes and resolving problems.
• This position requires a flexible work schedule; night and/or weekends may be required.

EDUCATION, KNOWLEDGE AND EXPERIENCE:
• Bachelor’s Degree in Construction Management or Engineering (Preferred)
• Minimum of 10 years of Construction Management experience is required.
• Staff development is a big part of Project Management role, so you need to be able to inspire energy and creativity
• Prepare budgets, handle business logistics and ensure employees are being suitably supervised.
• Presentation and negotiation skills
• Ability to multitask in various areas and be able to communicate well.
• Organizational, analytical and problem-solving skills.
• Knowledge of different computer programs or at least the ability to learn new software.
• Communication, verbal and written.
• Judgment is also an important skill to have, not only for handling situations but also for making decisions across many departments.
• Willingness and ability to travel
• Positive attitude • Knowledge of different computer programs (MS Word, MS Excel, etc.) or at least the ability to learn new software. Experience with Microsoft Office, Bid to Win, Primavera P6, AutoCAD 3D, Agtek or similar Takeoff Software estimating software a plus • Organizational, analytical and problem-solving skills.

PHYSICAL / MENTAL REQUIREMENTS
• Requires considerable concentration and focus. It is subject to stress caused by a changing environment, diversity in the organization, tight deadlines and workload.
• Normal concentration/intensity, which includes prolonged mental effort.
• Normal memory, taking into consideration the amount and type of information.
• Normal complexity of decision making.
