JOB SUMMARY  


Prepares valuations for financial and tax reporting purposes including fee simple, leased fee and leasehold interests on real estate assets with limited supervision and oversight by supervisory Appraiser or Manager. Prepares real estate appraisal reports, including comparable research and transaction verification, visiting subject properties, confirming data, conducting discussions with market participants, analyzing and describing the subject properties, and writing reports.


ESSENTIAL DUTIES AND RESPONSIBILITIES 

Prepares written reports from cover to cover with minimal analytical guidance of a senior appraiser or manager.

Prepares and completes analysis and research for properties assigned into a full appraisal report. (To be reviewed by Managing Director)

Utilizes Argus (cash flow software) and 3rd party databases to compile data for appraisal report.

Utilizes Microsoft Word and Excel to complete the analysis. Must be proficient in both.

Examines and analyzes income producing properties and writes an analysis based on market comparisons.

Has knowledge and experience conducting all three approaches to value: cost, sales and income capitalization.

Analyzes past revenue and expense performance and projects a stabilized operating statement.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance, and/or training to coworkers. May coordinate and assign tasks to co-workers within a work unit and/or project.


Requirements

QUALIFICATIONS

EDUCATION and EXPERIENCE  

Bachelor's degree (BA/BS) from four-year college or university. 

Minimum of three plus years of related experience and/or training in Commercial Real Estate Appraising. 

Advanced training in Appraisal/Valuation Services is a plus. 

Working on assignments involving valuations for financial and tax reporting is a strong plus.


CERTIFICATES and/or LICENSES

General Commercial State Certification desired.  

Must be eligible to be an Appraiser Trainee at a minimum.


COMMUNICATION SKILLS


Excellent written and verbal communication skills. 

Strong organizational and analytical skills. 

Ability to provide efficient, timely, reliable and courteous service to customers. 

Ability to effectively present information.


FINANCIAL KNOWLEDGE

Requires average knowledge of financial real estate terms and principles. 

Basic understanding of approaches to value of real estate assets.


REASONING ABILITY

Ability to comprehend, analyze, and interpret documents. 

Ability to solve problems involving several options in situations. 

Requires intermediate analytical and quantitative skills.


OTHER SKILLS and ABILITIES

Proficient in Microsoft Office Suite required, especially Word and Excel. 

Proficient in Argus Enterprise. 

Good writing skills.

Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
