JOB SUMMARY  

The purpose of this position is to lead a variety of complex analyses used in the development of deliverables focused on real estate strategies in support of CBRE's clients.

ESSENTIAL DUTIES AND RESPONSIBILITIES  

  • Build, update, and understand dynamic real estate financial models on both a cash and GAAP accounting basis
  • Analyze the financial impact of real estate transactions using net present value, IRR and other client-specific metrics.
  • Review and analyze various types of real estate documents, including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements and other information used in the underwriting process
  • Assist in the development and completion of strategic real estate plans by working with cross functional internal real estate teams to develop innovative real estate strategies to meet client real estate requirements
  • Analyze historical property income, operating statements, budgets, leases, loan agreements and expenses as well as current market conditions in order to determine financial underwriting assumptions
  • Strategize with team members and clients to generate creative real estate alternatives
  • Evaluate and manipulate large sets of data
  • Collect and summarize market information
  • Create and update presentations
  • Conduct market research, including 10-K, analyst reports and other corporate communications and prepare business studies
  • Participates in special projects and prepares presentations for senior management; other duties may be assigned

SUPERVISORY RESPONSIBILITIES  
No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan and supervise assignments of lower level employees.

EDUCATION and EXPERIENCE  
Bachelor's degree (BA/BS) from four-year college or university. Minimum of 2 years of real estate experience preferred, or any similar combination of education and experience.

CERTIFICATES and/or LICENSES  
Real Estate license, as required by the State.


SKILLS AND ABILITIES 

  • Advanced knowledge of Microsoft Office Suite, particularly Excel and Powerpoint
  • Strong math and advanced research skills
  • Exceptional analytical and organizational skills
  • Ability to consolidate and manipulate data from different sources
  • Strong understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc.
  • Ability to comprehend, analyze and interpret various types of real estate documents, including leases, contracts and financial statements
  • Ability to prioritize and manage multiple projects in a timely and thorough manner
  • Ability to provide efficient, timely, reliable and courteous service to customers
  • Knowledge of real estate service industry and terminology is helpful; strong work ethic and adaptable
