Transaction Coordinator (Paralegal)

JOB SUMMARY  

Provides support in documentation preparation, review, and quality control. Provides analysis and support for lease administration and financial reporting. Manages, monitors, and reports monthly on the progress of lease terminations, rent commencements, rent increases, lease renewals, and lease options. Reviews and abstracts leases.


ESSENTIAL DUTIES AND RESPONSIBILITIES  

  • Redlining documents and comprehending commercial real estate terminology
  • Prepare Requests for Proposals based on client requirements
  • Review proposals and counter-proposals, draft proposed responses, review those responses with clients and recommend responses
  • Review leases, amendments and real estate purchase agreements, and compare against proposals and prior drafts
  • Maintain and update a data base of templates for RFPs, proposals, as well as clauses for leases and amendments
  • Review existing leases and amendments, identify and summarize deficiencies; recommend improvements to the existing documentation, and assist in addressing those deficiencies in the RFP and proposals, in accordance with client requirements
  • Assist in the preparation of strategy documents
  • Assists in defining the real estate requirements (e.g., reviews growth projections, evaluates overall business strategy, manages critical dates).
  • Manages and supports Corporate Real Estate system involving tracking lease information, property values, capital expenditures, rental rates, and real estate assignments
  • Assists with or manages local transaction implementation (process standardization).
  • Facilitates closeout process including hand off to lease administration team.
  • Participates in various real estate transactions including lease administration
  • Other duties may be assigned



SUPERVISORY RESPONSIBILITIES  

No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance, and/or training to coworkers.

EDUCATION and EXPERIENCE  

High school diploma or general education degree (GED) with a minimum of two to four years of related experience and/or training. Bachelors Degree preferred or equivalent 1-2 years work experience in related field.


CERTIFICATES and/or LICENSES  

None.


COMMUNICATION SKILLS  

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.


FINANCIAL KNOWLEDGE  

Requires general knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.


REASONING ABILITY  

Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


OTHER SKILLS and ABILITIES  

Advanced skills with Microsoft Office Suite.


SCOPE OF RESPONSIBILITY  

Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause significant impact to client, co-workers, and supervisor.
